Little Compton: A brief intro

Little Compton is located at the southeastern tip of Rhode Island between the Sakonnet River and the Massachusetts state boundary line. 

It is the second smallest town in the smallest state! 

Little Compton is the ideal place to live if one wishes to experience that small town life style and rural tranquility. There is an increase in population as the summer draws near and many families have been summering here for generations. In fact many of the residents have ancestors dating centuries back. This Saturday from 8:00 AM until 1:00 PM  Eco-Depot will be collecting various household waste products, old paint cans and so-forth at Easton's Beach 175 Memorial Blvd. Newport.

This is a perfect opportunity for those selling their property, to dispose of these products prior to packing up!

Woody Allen and US in Newport! - Quiet On The Set!

The latest Woody Allen film is being shot in Newport with Emma Stone, Joaquin Phoenix and Parker Posey. Not only was one of our stunning listings at 6 Greenough Place, used in the filming, but Cathy & I are on set!! Don’t look for us in the credits (not yet anyway) but we are lucky enough to know the head of lighting Frans Weterrings (Red Sky Studios) and he is kind enough to invite us up close for a VIP tour of the set in front of the Franklin Spa (a local, beloved diner) on Spring Street.

Leah & Cathy at 2014 Volvo Transatlantic Pre Start

Summer in Newport, RI means world class sailing of every description - on the Bay, in the Ocean, through the harbor.  

All. The. Time.

But there was special excitement in the air the afternoon of July 9th at Fort Adams State Park when Cathy & I took a break from real estate to cheer on Volvo Ocean Race teams, Abu Dhabi and Alvimedica, at the Pre Start of their Transatlantic voyage. Team Alvimedica’s crew includes three Rhode Islanders, Nick Dana (Newport) Charlie Enright (Bristol) and on board reporter Amory Ross (Newport).

 We are ever so pleased to announce the recent coronation of our own Caroline Richards!  The ceremony took place at the closing of 15 Lucas Avenue. where Buyers, Aram Terchunian and Lise Freilinghaus paid homage to the unsuspecting agent with a crown, a scepter, her own personalized playing card and a framed rendering of the incredibly cute house.  

Caroline was lauded for keeping things together through some particularly gnarly twists and turns.  The grateful (and creative) Buyer and Seller were heard to exclaim,  "Long live my real estate agent!"

RI Tax Stamp Increase Imminent!

IF nothing changes, and you sell your home after July 1, 2014 you will pay 15% more Conveyance Tax (a.k.a Tax Stamps), and 100% of the increase will go to an account that can be spent by the Housing Resources Commission on ANYTHING.  

RI's Conveyance Tax is collected every time a Rhode Island home sells. It's collected at every closing, and it doesn't matter if you made money or lost money on your home.  The current tax is $4 per $1,000 of the sale price. Last Thursday (6/5/14) the House Finance Committee approved a budget increasing in the Conveyance Tax 15% from $4 per $1,000 to $4.60 per $1,000.  Next week the budget goes to the the House and Senate for final approval.
