Jamestown History
Named after James, the then Duke of York who went on to become King James II, this scenic community is rich in American history and features multiple military forts.
Between 1870 and 1900 there was a lot of construction in Jamestown as forts such as Fort Getty, Fort Grebel, Fort Wetherill, Fort Dumpling and a torpedo station were built.
Today, the public has access to some of the remains of these military buildings and other historical buildings which are set in very scenic locations.
When a ferry service was established in 1873, Jamestown became a popular vacation spot, and continues on to this day as a desirable summer destination.

Jamestown Real Estate Frequently Asked Questions
What types of homes are available in Jamestown, RI?
Jamestown features single-family homes, luxury estates, and waterfront properties with varying architectural styles. Colonial, contemporary, and shingle-style designs are common throughout the island. Some homes offer views of Narragansett Bay or access to private docks. Larger lots and limited commercial development help preserve privacy in most neighborhoods. Inventory is often tight due to strong demand and slower turnover. Many buyers prioritize this market for its tranquility and limited tourist traffic compared to Newport.
Is Jamestown considered a year-round community?
Yes, while Jamestown receives summer visitors, it functions as a full-time residential area for many. The town maintains schools, public services, and local businesses throughout the year. Its location on Conanicut Island allows for peaceful surroundings while remaining connected via bridges. Residents appreciate the small-town structure and consistent pace. Winter months are quieter but still supported by local amenities. Commuters and remote workers often find the area well-suited for year-round living.
How does Jamestown compare to nearby Newport?
Jamestown is quieter and more residential, with fewer commercial zones and nightlife venues. While Newport draws crowds for events and tourism, Jamestown appeals to those seeking calm and space. Property values in both towns remain high, but Jamestown’s inventory is more limited. The town emphasizes conservation and limits development to maintain its character. Bridge access allows for quick trips to Newport when needed. Buyers considering both towns often weigh lifestyle preferences more than pricing.
What is the median price for homes in Jamestown?
As of 2025, Jamestown’s median home price is typically above $1.2 million. Waterfront and water view properties can reach $3 million or more, depending on features and location. Inventory tends to move quickly, especially in the warmer months. Inland homes with more modest square footage can sometimes be found under $1 million. Working with a local Realtor® helps ensure competitive positioning in this market. Buyers should also plan for higher-than-average closing costs due to the area’s premium location.
Are there flood concerns for homes in Jamestown?
Certain areas, especially along the shoreline, fall within designated flood zones. FEMA maps are used to identify risk levels and insurance requirements. Elevation certificates and prior flood history are important due diligence items. Homes on higher ground typically avoid flood designations. It’s common for waterfront properties to carry additional coverage. Local agents and inspectors can guide buyers through the evaluation process.
Is Jamestown walkable?
The village center is the most walkable section of town, offering access to restaurants, shops, and marinas. Outside the village, neighborhoods are more spread out and rely on vehicles for daily needs. Many residents enjoy walking for recreation, especially near Beavertail State Park or the shoreline paths. The town maintains pedestrian-friendly infrastructure in central areas but less so in residential outskirts. Seasonal foot traffic increases during summer, especially near the ferry dock. A car is recommended for full convenience.
What schools serve Jamestown residents?
Jamestown has its own elementary and middle schools, with high school students attending North Kingstown High School. The local schools receive strong community support and offer low student-to-teacher ratios. There are also nearby private school options in Newport and Middletown. Families relocating often review school performance data and district boundaries. Transportation is typically available for public school students. The district’s structure allows students to remain within coastal Rhode Island for their full education.
What amenities does Jamestown offer?
Jamestown includes public beaches, marinas, nature trails, and a small but active commercial village. Beavertail State Park is a major attraction, offering panoramic views and geological interest. The town center provides essential services like grocery, pharmacy, post office, and dining. Boating, kayaking, and fishing are popular pastimes among residents. Seasonal markets and community events foster neighborhood interaction. Despite its small size, the town supports a self-sufficient lifestyle.
How accessible is Jamestown for commuting?
Jamestown connects to the mainland via the Newport Pell Bridge and Route 138. It’s roughly 15 minutes to Newport and 35–40 minutes to Providence under typical traffic conditions. Amtrak service is available in nearby Kingston and Newport. The island location appeals to those seeking calm while remaining within reach of work or services. Remote professionals and hybrid commuters often find the location ideal. Parking and bridge tolls are factors to consider for daily commuters.
