HOME SELLER ADVANTAGE: NEWPORT

Low inventory and strong demand gave Newport home sellers an advantage in November.  Other Newport County markets remain in "Buyer Advantage" territory but less dramatically than in previous months.  Foreclosure activity continues at a steady pace. The total number of homes sold was up 12% over last year, but average and median sale prices declined.

 We are ever so pleased to announce the recent coronation of our own Caroline Richards!  The ceremony took place at the closing of 15 Lucas Avenue. where Buyers, Aram Terchunian and Lise Freilinghaus paid homage to the unsuspecting agent with a crown, a scepter, her own personalized playing card and a framed rendering of the incredibly cute house.  

Caroline was lauded for keeping things together through some particularly gnarly twists and turns.  The grateful (and creative) Buyer and Seller were heard to exclaim,  "Long live my real estate agent!"

RI Tax Stamp Increase Imminent!

IF nothing changes, and you sell your home after July 1, 2014 you will pay 15% more Conveyance Tax (a.k.a Tax Stamps), and 100% of the increase will go to an account that can be spent by the Housing Resources Commission on ANYTHING.  

RI's Conveyance Tax is collected every time a Rhode Island home sells. It's collected at every closing, and it doesn't matter if you made money or lost money on your home.  The current tax is $4 per $1,000 of the sale price. Last Thursday (6/5/14) the House Finance Committee approved a budget increasing in the Conveyance Tax 15% from $4 per $1,000 to $4.60 per $1,000.  Next week the budget goes to the the House and Senate for final approval.

Newport County's Single Family Home Stats for March 2014  

One quick note:  While the market is favoring Buyers in the aggregate (Newport, Jamestown, Middletown, Portsmouth, Tiverton & Little Compton), Middletown moved into Seller territory this month providing a slight advantage to Sellers.  Low inventory and high demand are pushing this metric up in Middletown.  That's a first since the market started  recovering.

Rhode Island's home style preferences are experiencing a major shift.  Smaller homes with authentic period design are rapidly gaining favor over the larger properties favored a decade ago. Buyers want new-old homes that look historic on the outside but contain open spaces, walk-in closets, cooks' kitchens and high efficiency mechanicals on the inside.

This week we welcomed Caroline Richards to the Hogan Associates' fold!  She'll be joining our Bellevue Ave. team, and we can't wait to watch her go!

A Salve Regina grad, Caroline spent 15 successful years in the banking / venture capital business in NYC, Boston, San Francisco and London, but she always wanted to come back to Newport. In 2007 she did, and she now resides here with her husband and 2 SUPER cute (and silly) kids.
